LAND USE CHANGE OF BUKIT CULA INTO HOUSING IN BUMIWANGI VILLAGE CIPARAY DISTRICT BANDUNG REGENCY

The current phenomenon in Bumiwangi Village is the conversion of land on the slopes of Mount Bukit Cula into housing. This land conversion will certainly have an impact on environmental conditions. Based on this event, researchers consider it necessary to conduct research to determine the factors and impacts of this land conversion. This study uses a descriptive quantitative method. Based on the results of the study, it was found that 92% of population growth and demographic changes were the main factors influencing land conversion. In addition, natural beauty, accessibility, environmental risks, land prices, and government regulations/policies were also factors in land conversion. Land conversion has impacts that can be detrimental or beneficial to all parties, especially the communities surrounding the housing complex. 82% of the community stated that one of the benefits of land conversion is that it creates a lively atmosphere. In addition, 60% of the community stated that housing development has a negative impact on the environment, such as flooding and landslides. Apart from the negative impacts, there are also positive impacts, namely a lively atmosphere and increased economic activity.
